Alex Johnson will be your dedicated Vacation Property Manager along with the help of his team. He has an extensive background in revenue generation, hospitality, marketing, and communications. Alex is PEI born and raised, hailing from Summerside and now calls Charlottetown home. Through various positions he has become an effective communicator, problem solver and project manager. Alex is passionate about showcasing our Island and all it has to offer while ensuring that all guests have an extraordinary and memorable experience that keeps them coming back year after year.   • Creation of your listing on Airbnb, VRBO, Booking.com & our direct booking website

  • Intake and scheduling of all bookings, guest inquiries, managing special requests

  • Scheduling all property cleanings between reservations (cleaning billed separately to guests)

  • 24/7 emergency maintenance line for guests

  • Regular market monitoring to adjust prices with demand

  • Professional photos of your property

  • Marketing plans including exposure on Facebook, Instagram, and influencer partnerships 

  • Creation of customized welcome binder for guests

  • Testing of water to comply to PEI healthy drinking water standards

  • Assist owners registering with Tourism PEI and conduct licensing inspection with provincial official

  • Prepare and submit occupancy reports for Tourism PEI

  • Write guest reviews and provide guest feedback

  • Garbage management; bins taken to and from the road, waste and recycling sorted, overflow garbage removal

  • Seasonal opening and closing of property, billable at red seal plumber rates

  • In-house maintenance staff on standby for any repairs if needed, billable hourly

  • Priority access to plumbers and electricians at in-house rates

  • Ensure booking platform and Tourism PEI quality standards are met

  • Mandatory pre-season property inspection by Red Sands maintenance team member, billable at $99, plus HST

 

Pricing model:

Your property manager will provide a market assessment to help you develop a comprehensive pricing strategy throughout the season. We base our price recommendations by looking at demand & availability, size & condition of the property, proximity to island hotspots, and amenities at the property. We operate on a percentage-based management fee model meaning our success is directly aligned with your success. Our fees vary based on the revenue the property brings in.
